Located at Radford Boulevard, NG7 3BL. There are many shops and facilities nearby. The 28 bus runs from nearby Ilkeston Road and takes just a few minutes to get to the city centre. This is a good location for both universities, Jubilee Campus, QMC and city centre commuting.

The house is HMO licensed with Nottingham City Council and has recently been inspected. As a landlord I am accredited with DASH (Decent and Safe Homes East Midlands) and NLA (National Landlords Association). There is a communal kitchen, living room, back yard, bathroom and separate WC. There is wired/wireless internet (upto 200mb speed) included in the rent and a TV aerial going to each bedroom. There is central heating throughout.

The rent is £260 pcm and comes with all bills included (council tax, gas, electricity, water, TV licence and internet). There is no deposit to pay but new tenants need to pay two months rent in advance when they move in (£520). The minimum tenancy is for six months.

Tenants are expected to participate in a weekly cleaning rota. Each week it is a different tenant's responsibility to clean the communal areas. Tenants are also expected to be sensible with the energy usage. The house is kept warm at around 20 degrees all year round so that the house is comfortable and the heating bills are not excessive.

New tenants must be in full-time employment or education and be able to provide proof of income or finance before a tenancy can be agreed. I also require photo ID and proof of current address. Previous landlord references may also be sought at my discretion. Nobody claiming housing benefit and/or Job Seeker's Allowance will be considered. This room is available for single occupancy only. No couples or sharers will be allowed.
