Virgin media broadband internet, TV license and council tax included in the rent. Gas, water and electricity is also included but is subject to a fair usage policy.

The room has a double bed, desk, chair, bedside drawers and wardrobe. A wall mounted smart TV has been provided in each bedroom.

The house has a shared bathroom, ground floor toilet, living room and kitchen diner fitted with an integrated washing machine with dryer, oven, hob and fridge-freezer. Some kitchenware is also included. There is a back garden which you're welcome to enjoy and off street parking for up to 2 cars.

Areas which are not shared are the garage, cupboard under the stairs, a couple of cupboards in the kitchen and the 2 remaining bedrooms in the house. These areas are reserved for the absent landlord.
The location is suitable for easy access to the ring road, A52 to Derby/M1 and city centre, cycling distance to Harvey Hadden Leisure Centre, walking distance to local shops and bus stops (5 mins walk). Bus #28 goes to city centre from the Beechdale Baths bus stop. The Medilink which connects the QMC and City Hospital stops at the Western Boulevard bus stop. The Grey line bus 53 between Arnold and Clifton also stops at the University of Nottingham, QMC and Showcase Cinema. There is also a park behind the house.
