My existing lodger has been with me for 1 year and has decided to move on... Which now means I have a good sized, furnished double bedroom available for you! £390pcm, which includes all bills, 55" Smart TV access, Wi-Fi, and other general household amenities. Viewing highly recommended.

About the property:

The house is a traditional semi-detached building, with a small walled yard at the front and a good sized garden at the rear, with side entry access. It features a light and airy living room with a bay window and fire place/mantle, furnished with a large TV, corner sofa and coffee table.

There is a large dining room with a solid wooden table, sideboard, 4 dining chairs and a painted feature wall.

The kitchen is a long galley with an electric hob/fan oven, fridge freezer, plenty of cupboard space and a washing machine.

The kitchen opens out into a well sized back garden, which is private and secure... making for a quiet space to relax in summertime.

Upstairs, all rooms are accessible from the landing. The bedroom to let is the quietest/most private (located at the rear of the property with a window view of the garden and adjacent to the large bathroom).

The neighborhood:

The property is located at the end of a cul-de-sac, with quiet, considerate and tidy neighbours in every direction. There are several large supermarkets and shops within a short walk of the property as well as several gyms, takeaway restaurants, homestores, cafes and great transport links to the city centre.

Parking:

The road is permit protected, and a parking permit will be issued to tenants with a car upon move in. I also have guest permits should you have visitors who drive.

Safety and security:

The house is set back from the pavement and all doors and windows remain locked when unoccupied. The bedroom has a lock system in place and the tenant will be issued with their own house keys and bedroom key. There are several smoke detectors installed downstairs in the property.

What's included in the price:

Make yourself at home. While living here you will have full use of the property with perks such as access to Sky TV, Netflix, DVDs, Books, all kitchen utensils when cooking and other perks included. You will have your own cupboard space, space in the fridge and freezer and other storage spaces where appropriate. The price includes all household bills and broadband as described.

About me:

I am a 28 year old working professional male who shares his time between Nottingham and Sheffield. Therefore you will have plenty of your own space, peace and quiet at the property. I am looking for a fellow working professional tenant but, as mentioned, will consider exceptions. I have a range of interests and I take pride in keeping my home tidy and comfortable. I am looking to make more home improvements as time progresses, which may also be considered as something for the tenant to enjoy.
