2 Rooms to let to one person wanting extra space

I am looking for someone to share the lovely house I live in in Radcliffe on Trent. There are two rooms spare but I am looking at letting them to just one person who would like a little extra space; perhaps for a study or storage, or if you have children and need a place for them to stay at weekends.

You would just be sharing with me and my lovely dog, Brew (so you do need to like dogs). I am pretty active and often out and about but do enjoy the company of a housemate too.

The house has an open plan living/dining room and a large conservatory. All nicely decorated etc. There is a fairly large garden (including raised beds for growing veggies if you want!), a garage and shed you can use for storage. Parking would be off road for you on the drive at the back, although there is plenty of quiet on-road parking also.

The rent will be £500 per month for the two rooms, with bills on top of that (split equally between us). The rooms are available from the start of September but could be a couple of weeks earlier if needed.

The double room is nice, clean, light - although it was hard to capture it in the photo. Bed, wardrobe, draws, etc included. You would have your own large fridge and small freezer in the conservatory also.

Radcliffe has the benefit of being very close to town (10-15 mins on the bus - very frequent buses) but also close to the countryside, including cliff top walks over the river Trent within very close walking distance and a few minutes drive to the beautiful Vale of Belvoir area and cute coffee shops in the village and nearby in Bingham.
