TLDR: double bedroom in modern home, smart-tech, fibre optic broadband, 2 reception rooms, laundry room, private garden, and 2 great housemates.

The room and cost 💹
The room is at the back of the house overlooking the garden. The room has a small double divan bed with two underbed storage drawers, a large built-in wardrobe with hangers, a filing cabinet, desk, chair, and large (if old) TV with Google Chromecast, an Alexa, and smart lighting.

You would share the main bathroom with one of the two housemates.

It is £500 per month, all inclusive, including council tax, with a £500 deposit.

The house 🏡

This is a 4 bed new build house which 3 of us would live in, and with smart home technology. Smart lighting in all the rooms except the bathrooms, Hive heating, a Roomba, Amazon Alexa devices everywhere, and more. High speed fibre optic broadband included.

Living area 🍕: L-shaped modern kitchen with built in double oven, fridge freezer, dishwasher, 4 burner gas hob, a Virgin water bar for filtered and chilled or heated water, plus all the usual kitchen appliances like a toaster, microwave, air fryer, plus crockery, cutlery, and kitchen utensils.
There is also a dining table which can fold out to accommodate 6 people, a sofa and armchair with a flatscreen TV
There is a second fridge freezer in the laundry room, so plenty of space for the three of us. The laundry room also has a Samsung smart washing machine, and a tumble dryer.

Entertainment room📺: with a games area for boardgames/further dining table and a large selection of boardgames, plus a seating area around the large TV with surround sound from a Sonos system, with Apple TV, a BluRay player, and a classic PS3.
There is also WC off the hallway.

Outside🌷 there is a good sized back garden which is decently private too. A garage (used for storage), a driveway for 2 cars. It is a corner plot so there is also ample space for parking around the side of the house.

Housemates👯‍♂️: live-in landlord who works as a legal professional, sometimes from home, and a communications professional who mostly works from home. Friendly, professional, and LGBTQ+ friendly.

House rules✅: the usual about keeping the place clean and tidy as you go along, quiet time after 10:30pm on work nights, and (perhaps unusually) this house is a “no baked beans” zone. That’s a deal-breaker :D

Area🚌: there is a bus stop around 3 minutes walk away to get the Rushcliffe Villager hourly bus service. Radcliffe station is around 15 minutes walk, and the village centre another 3 minutes beyond that with all the local shops and GP surgery, and the very frequent Mainline bus service. There are parks, the cliff path, Radcliffe weir, and The Radcliffe pub (winner of best pub in the East Midlands in 2022) nearby.
