Location: Sawley- South West Nottingham- NG10, between Nottingham and Derby

Our current housemate has found a new job, so we have a room available from the end of April 2021

Long or short term lets.

£450pcm, all bills included!

Room- big double room, radiator, double glazed. Furnished- double bed, drawers, wardrobe, sofa, carpeted, rug.

House- well maintained, big shared living room/dining room- bright and open, TV, 2x sofas, dining table. Garden & patio at rear, drive at front (plus off street parking). Kitchen: gas oven, washing machine, microwave, fridge freezer etc. Shared bathrooms- electric showers, bath. New gas central heating, New double glazing throughout.

Fibre optic wireless broadband, HDTV, wood burning stove, garage-suit push bike/motor bike. Pond, BBQ, washing line, another pond, hammocks, brick outhouse with gym equipment/weights.

Transport: Excellent public transport to Nottingham/Derby etc. very close to train station & bus stop- 24hr bus to Nottm, Beeston, East Midlands Airport, Kegworth, Castle donington, Sutton Bonnington) and easy access by road to J24&25 M1/A52/A453/A50. Would suit anyone working in Long Eaton, Nottm, Nottm. Uni, Beeston, QMC, Derby, Rolls Royce, Kegworth, East Midlands Airport, Loughborough etc. or needs easy access to the road network.

Local area: Quiet/safe, semi-rural. There are many shops/pubs as well as being next to the golf course, river & canal for walking cycling fishing etc. - all 5 minutes walk. Long Eaton is close by and has a decent set of shops, leisure center etc. The area is very laid back but with a train & 24hr bus you can be in Nottingham or Derby city in under 30 mins.

Ideal housemate: The house would suit someone who is looking for a well kept place to chill out after work. Close to countryside but wants to be able to get into the city/on motorway quickly.

I have lived here from 2006, always as a shared house. This year I have the opportunity to work abroad, so we are renting out a room. I stay in the attic room when I'm back :). I'm looking for a laid back but responsible & relatively tidy person to share the house with my current housemate (27, male, employed).

House rules: No smoking, pets, or housing benefits tenants please. Other than that I am quite relaxed and open minded e. g. guests welcome, all space/things in the house are shared use etc.
