Lodger sought for quiet house

I'm looking for a lodger to share my quiet house on a leafy street in Sherwood. £600 per month including all bills.
Walking distance of City Hospital and Sherwood's shops, bars and restaurants. Bus stop 2 minutes away for buses into the city (10 minutes).
The lodger would have 2 rooms at the top of the house (2nd floor)
Bedroom with double bed, wardrobe, chest of drawers, Bedside table and light and a Living room with sofa, storage units, coffee table, bookcase.
On the first floor there is a large landing with desk and chair, small fridge and kettle.
Bathroom on 1st floor (bath, large shower, heated towel rail).
Bills included: Council Tax, Gas and Electricity (review after 3 months), Water, TV Licence, Broadband.
We will share the ground floor dining area and Kitchen (oven, gas hob, fridge/freezer, microwave, washing machine).
There's a toilet and sink off the Kitchen which is for my use only.
South-facing garden off the Kitchen with plenty of room to sit out.
On-street parking.
I am an artist with a studio nearby on Haydn Road.
I'm looking for people who will not be at home all day.
