- Varnished wood flooring (some prefer, same as my room) - better option for pets if you have them. Potential for carpet if longer term.
- Bay windows to front garden.

*Extras (to keep rents as low as possible and to cover increased overhead energy costs the below are extras):
1. Control own heating up to 24 Celsius +90PCM
2. Control own heating up to 25 Celsius +160PCM
3. Pets more than welcome but you may need to cover cost of carpet on move out. No cats if they spray. I may be able to pet sit sometimes for free. We have a cat flap. We have two kittens currently.
4. TV License you will need to organise if you wish to watch live TV or prerecorded BBC/iPlayer.

No addicts
No smoking in the house
No white goods in rooms (e. g. ovens, air fryers, electric heaters, fridges, air con units) in rooms (fire safety & not insured for that), no issue with consoles & TVs.
No crypto mining.

I work a lot of hours and often I am away for work so you won't see me too much. In the office or workshop mostly when home. Thomas the other housemate also works long hours we tend to keep to ourselves but are friendly if you see us. Welcome to have friends over just give me and housemates heads up.
