Description
**PLEASE NOTE**
My previous few housemates have been great. They were female non-smokers, all in full-time employment or education, with no large pets being left alone, and with English as their first language. For that reason, I'm looking for someone very similar. Please ensure that description matches you before making contact.
For rental is a huge (15’x14’), tastefully-furnished ground floor double bedroom, EN-SUITE with electric shower, separate private lavatory and walk-in lockable fitted wardrobe. The room itself is lockable too, for added security. The room also enjoys direct access on to the small garden, where there is a paved patio and washing line. Essentially, you will have the ground floor of the house to yourself. The total floor area of the room is greater than that of a studio flat. You will not find a larger room for rent in Nottinghamshire. Previous tenants have placed a mini-fridge and kettle in the room, and I'd be happy for you to do the same. Furthermore, the room is large enough for an upgrade to a queen, king or superking sized bed and/or sofa. Again, I'd be happy for you to do so.
Upon moving in, you'll have your own kitchen food cupboard, fully stocked with over £100-worth of groceries, plus a large luxury hamper, plus unlimited tea/coffee refills.
Shared facilities are the garden, kitchen with all appliances, and lounge/diner.
Sutton town centre is approx 5 minutes walk away, as are several supermarkets and public transport links to King's Mill Hospital, Mansfield, Nottingham, Hucknall, Ripley, Derby etc. Sutton Lawn park is 1 minute's walk away. J28 of the M1 is 10 minutes drive away. Car parking is adjacent to the house.
At £125 per week including all bills, the rent for this apartment-sized en-suite room is lower than the UK average room price*.
I love animals and as such, small pets are welcome. If you have a cat or dog, this can be discussed upon viewing. I welcome viewings by students and home-workers, with an adjustment to bills & utilities to reflect that.
Finally, thanks for looking. I look forward to hearing from you; you'd be welcome to contact my current housemate before she moves out, who'll gladly answer any questions.
I do not require landlord references or credit check, as I believe everyone deserves to be given a chance, and I prefer to trust my instincts. I don't necessarily judge people based purely on their backstories, past mistakes, or minor crimes. All I ask is honesty and mutual trust. I've been doing this for the past 15 years, when my house was built. I also own a second rental property near Warsop, currently let long-term to a lovely couple, and a small area of woodland in Sherwood Forest. I've worked in public sector education for the past 11 years. I've also been fortunate enough to make some money from online auction sites and reselling markets, and from writing for high street publications. You're welcome to read some examples of my stuff.
I'm a verified user on Spareroom, and for your peace of mind I'm happy to provide my photo ID and current DBS certificate. Furthermore, you're welcome to have me checked out under the Government's "Clare's Law": after all, that's what it's there for.
Lastly, thanks for looking, and for reading this far! I look forward to hearing from you. Jackie, my current housemate, will be moving back to her hometown later this month to begin a new job. You'd be welcome to contact her; she'll gladly answer any questions.
