Small room with single bed in shared house

Hi, I am a professional woman that works from home quietly and I'm offerring full time accomodation or Mon to Friday. My son stops over 15 days a month. He's 14 and we have shared custody. He's exceptionally polite and friendly and helpful and spends most of his time in his room or in the garden up a tree or on his bike.
My home is peaceful. I dont have a TV so no TV licence as I prefer my laptop and reading. There's plenty of room for parking on my gated private drive and I have a lovely front garden with a seating area. Full use of the garage as storage also comes with the rental so a bicycle is welcome and we have great cycle routes and The Big Track cycle route starts near my home. My house is 1 minute from the tram stop and a regular bus route with a 3 minute walk to the bus stop. The view from the window is allotments. Security lights are on the front gates and around the house. Neighbours are young professionals on one side and middle aged professionals on the other side. This is a strictly an alcohol and smoke and drug free peaceful home. This accommodation is close to Nottingham Trent University Clifton campus and the city centre is close by and access to the M1. Please also note that having sleepover guests is not permitted unless agreed in advance as the house is small. Our dog in the photos has passed away and we now have a younger dog in training. This is a lovely small cosy home and so its crucial that we get on well and share similar ways of living. The heating system is on a timer for 2 and half hours in the morning and 5 hours in the evening during winter. I also have an open fire. I'm looking to create a friendly small house share. It's a lovely peaceful place to live. Thank you
