Description
Before I tell you about the wonderful room, house and its inmates, let me explain about the deposit. It is now unfortunately necessary that I charge the full deposit permitted (5 weeks rent). I've never done this before but with impending changes to the law, charging less is no longer feasible. However, for the right candidate I might be able to split the deposit over a few months.
The River Suite is a large tastefully decorated room with kingsize orthopaedic bed, desk area and fully tiled ensuite with full size shower. It has the benefit of a heated conservatory forming a separate dedicated lounge with TV point. The occupier gets their own fridge (with freezer box) in the kitchen, for their sole use. The photos don't really show its full size. It looks bigger in real life!
Well behaved animals are allowed in this room (additional £40 per month rent applies). Cat flaps allow for rear exit for feline furry friends. This depends on circumstances, of course. If you have a dog and cannot take it to work or make provision for walks during the day, then this would not be possible. I would need to know that you would be able to afford any vet fees or treatments (if you do not have insurance in place) and that you will be able to pay for any damage that your furball might cause.
The room is in a friendly house share. I am proud that some tenants returned after periods away. My longest stayer was there for five and a half years until he moved in September 2025. Here is a testimonial from a past tenant: "I have enjoyed a comfortable living environment and appreciate your prompt response to any Maintenance request" and "I wish I could stay there for long years. Because it is very good place, especially people and cleanliness".
Communal areas include the kitchen bench, upstairs lounge with 46 inch TV. There is a second cooking station in the double kitchen, plenty of storage and space to mingle with the other inmates. There is off street and street parking at the front.
There is a gravelled back garden with patio area, a covered pergola and a lined shed for push bikes. There is miles of common land and a river to the rear, just open the back gate. If you are quiet you might just spot a few deer which make the occasional appearance.
The rooms are high caliber, so I insist on high caliber tenants. Clean, tidy, prepared to contribute and look after the shared areas as well as their own room is a must. The success of the house lies with the people in it. As landlady I do all that I can to ensure a blend of people who are likely to cooperate and get along well. Sensible "house rules" apply (nothing heavy!) and I am very appreciative that these have become part of the very culture of the house itself. Student let, it is NOT!!
The house is in South Abingdon. Great access into Abingdon, Abingdon Business park, excellent road and bus routes to Didcot, Harwell, Culham, Milton Park, into Oxford, the A34, M4, M40. Tescos just a few minutes away.
