Spareroom's own website confirms area has highest rents in UK after London due to desirability and exceptional demand in Oxford metro 'Science Vale' Tech Triangle (UK's answer to Silicon Valley) and world famous university. Many senior Oxford academics prefer Abingdon, given city's serious social/crime problems and many govt areas of multi deprivation and poverty, middle class Abingdon doesn't have.

Govt then splits country into 400 areas, called Broad Rental Market Areas 'BRMAs'. Everyone can thus EASILY find actual average rent paid in their locality by looking at the graphs showing all rents paid for every type of housing, from 'single unfurnished rooms' bedsits upwards.
OXFORD/ABINGDON BRMA is a 15 mile radius that's centre is N Abingdon) has highest rents outside London. Average rent 2 yrs ago was £660 for 'unfurnished single room' (cheapest bedsit/HMO) and £1040 'one bedroom'. General inflation/rents have increased a further 15% since govt collated rents 2 yrs ago, so average renter would now expect to pay £750 for a single unfurnished bedsit and £1160 for one bedroom anywhere within the 15 mile BRMA radius centred on Abingdon/Oxford today. Govt collects rent figures across UK for EVERY postcode and every size accommodation: from 'single unfurnished bedsits' (ie HMOs) up to '4 bedroom family houses'. Govt then splits country into 400 areas, called Broad Rental Market Areas 'BRMAs'. Everyone can thus EASILY find actual average rent paid in their locality by looking at the graphs showing all rents paid for every type of housing, from 'single unfurnished rooms' bedsits upwards.
OXFORD/ABINGDON BRMA is a 15 mile radius that's centre is N Abingdon) has highest rents outside London. Average rent 2 yrs ago was £660 for 'unfurnished single room' (cheapest bedsit/HMO) and £1040 'one bedroom'. General inflation/rents have increased a further 15% since govt collated rents 2 yrs ago, so average renter would now expect to pay £750 for a single unfurnished bedsit and £1160 for one bedroom anywhere within the 15 mile BRMA radius centred on Abingdon/Oxford today. PLEASE APPRECIATE I'm offering one professional a double bedroom sharing a green fully equipped loved home w all facilities, MUCH MORE LIVING SPACE and FREEDOM. This is not a small bedsit w 6 to 15 benefit claimants on lowest 1% 'unfurnished single room' bedsit rate of £750pm and having to bring in their own furniture and pay utility bills on top.
Finally ask yourself whether any estate agents or corporate HMO landlords would ever live in the HMO bedsits they offer on spareroom? The answer's pretty obvious, whereas I'm very happy and feel privileged to be able to share with a guest😃!
PS My mortgage exceeds any rent, so 'losing money' but v grateful as it helps pay my costs by sharing😃. I appreciate I'm luckier than some guests moving to famous Oxford and dynamic Science Vale, however!😃
