Abingdon's SAFELY MIDDLE CLASS whereas 500m up road to OX1, Oxford town is much edgier w areas of poverty, deprivation and crime. As Oxford's become 'bedsit land' urban flight has led to the middle class and wealthier fleeing the urban deprivation to safer more prosperous Abingdon in particular

Oxford Council's a staggering 3,500 legal HMOs w 25,000 bedsits and 1000 illegal HMOs w 7000 more bedsits in standard population of 120,000; just outside city boundary Abingdon's got just 25 HMOs 90 bedsits in 45000 population). Everywhere in City Council one's 200-300m from a crime hotspots. Very edgy yes, but hardly relaxing and conducive to work/studying!😄😄

Centre of Oxford's 'Science Vale'- 8 min by car 🚘or 12 min bus 🚍 to Oxford centre 4 miles. Bus stop outside. 6 buses an hour, every 10 min, 24 HRS all night.

Official Oxford Bus timetables prove because of Oxford congestion it's QUICKER into city centre Carfax from my home than 80% of Oxford suburbs (☹️North Oxford, Cowley, Headington, Botley etc which daily have gridlocked traffic😡). Buses fly🛩️ on dual carriageway thru Bagley Wood and Boars Hill at 60mph/100kph to city centre. It's even faster on A34 to Kidlington than most of Oxford ring road due to Oxford congestion

Top of hill above Thames (so NOT prone to flooding🌊- some Spareroomers have got a surprise being flooded up to 5 times past year in parts of Oxford/Abingdon metro).

Whenever advertised, invariably room taken by person invited to view and who appreciate a few finer things in life.

Spareroom's own website confirms area has highest rents in UK after London due to desirability and exceptional demand in Oxford metro 'Science Vale' Tech Triangle (UK's answer to Silicon Valley) and world famous university. Many senior Oxford academics prefer Abingdon, given city's serious social/crime problems and many govt areas of multi deprivation and poverty, middle class Abingdon doesn't have.

Govt collects rent figures across UK for EVERY postcode and every size accommodation: from 'single unfurnished bedsits' (ie HMOs) up to '4 bedroom family houses'. Govt then splits country into 400 areas, called Broad Rental Market Areas 'BRMAs'. Everyone can thus EASILY find actual average rent paid in their locality by looking at the graphs showing all rents paid for every type of housing, from 'single unfurnished rooms' bedsits upwards.

OXFORD/ABINGDON BRMA is a 15 mile radius that's centre is N Abingdon) has highest rents outside London. Average rent 2 yrs ago was £660 for 'unfurnished single room' (cheapest bedsit/HMO) and £1040 'one bedroom'. General inflation/rents have increased a further 15% since govt collated rents 2 yrs ago, so average renter would now expect to pay £750 for a single unfurnished bedsit and £1160 for one bedroom anywhere within the 15 mile BRMA radius centred on Abingdon/Oxford today. Share of bills have to be added to this of course
