WELCOME to my spacious refurbished 3 bedroom home, share occasionally w owner away 1-2 weekends and one other guest, a finance director who's also often away every weekend and often on holiday, so house exceptionally quiet

Our lifestyle, where we choose to live, is the most important factor to OUR HAPPINESS, HEALTH AND WELLBEING.

I guess the question to ask is: do you seek a crammed bedsit (as HMOs are) w 6-12 people on top of each other, where most have to go away for the weekend to escape, OR A SPACIOUS GREEN HOME W ALL MOD CONS YOU ENJOY, CHILL OUT AND RELAX In 7 DAYS A WEEK?

Psychologically, who wants to be crammed in with many other similar frazzled souls, all getting stressed out because everyone's on top of each other every day and all weekend?

I've taken time to provide more facts than corporate landlords, looking only to cram in bodies, maximise profit in numerous 'investment' properties and counting every penny, who aren't viewing it as a LOVED HOME w a FRIENDLY GUEST?

On top of hill Abingdon-on-Thames (so not 1/3 part prone to flooding/possessions ruined as 14 current Spareroom ads are!).

Centre of Oxford's & UK's 'Science Vale'- 5 min by car into Oxford; 10 min w bus stop 10 seconds away and 4 frequent buses (every 10 min) 24 hrs a day and night and (Bus timetables prove it's FASTER to centre Oxford, than 70% of Oxford suburbs (Cowley, Headington, Botley etc) due to clogged medieval road system. 70% of journey from Abingdon on dual carriageway speeds along at 70mph!

(Bedsit 'HMOs' provide no living/breathing space to relax or chill, occupants forced to eat in bedsits to relax and try to get some peace and quiet away from 6-12 fellow occupants, though often there's noise and no one can avoid disturbing each other's sleep!)

Kindly see note at bottom- some spareroomers seem unable to research or appreciate Oxford Abingdon is regularly 'LEAST AFFORDABLE place in UK to rent/buy property' (govt stats) due to exceptional demand Oxford Abingdon Science Tech Triangle 'Science Vale,' UK's answer to SILICON VALLEY and WORLD FAMOUS OXFORD UNI ALWAYS HAVING 2nd HIGHEST RENTS IN UK).

Indeed some Spareroomers who claim to be working professionals seem to desire rooms below even what benefit recipients get from UK Govt for 'single unfurnished rooms' (govt uses bottom 10% though now its only bottom 3% of market rents for every UK post code. Per Govt website, Oxford-Abingdon 'Broad Rental Market Area' BRMA had HIGHEST RENTS in UK after Central London

Even Spareroom's website confirms this, saying Oxford Abingdon 'has highest rents outside London' (the average Spareroomer applicant offering an initial £799 (rent only) and 'over 70% pay more than budgeted,' so the average is probably about £900 for a typical single room on Spareroom!

NO TRICK PHOTOS- no software to magically make tiny rooms appear bigger (HMOs show only photo of largest bedroom, invariably 'gone')

***GENERAL INFO- ABINGDON/OXFORD***
*Abingdon is Oxfordshire's most prosperous locality w HIGHEST AVERAGE HOUSEHOLD INCOMES, 20% higher than Oxford, 10% higher than Henley. Abingdon and Oxford house prices are same (Land Registry govt stats 2024). Abingdon is the UK's 'longest continually inhabited settlement' so much older than Oxford. Was Royal Berkshire's county town until 1868 and had country's 3rd richest abbey until Henry VIII decided otherwise. LOL

EXCELLENT TRANSPORT-
N ABINGDON EFFECTIVELY an INNER OXFORD SUBURB- JUST 5 MIN BY CAR to OXFORD; 3 BUS STOPS to OXFORD PARK & RIDE. (70mph on fast A34 dual carriageway).

Oxford has 10 TIMES MORE CRIME PER CAPITA and Banbury, Didcot and Bicester have 8 times and 6 times more crime than peaceful safe Abingdon. Indeed shockingly Oxford has higher crime rate than London's worst London borough, in East End!

Of Oxfordshire's 65 wards, my ward is in the 2ND SAFEST WARD in county. Oxford, Jericho and Cowley have county's worst crime.

Due to its highest household income rank per latest 2021 Census, Abingdon has few social problems compared to Oxford, Banbury or Didcot which have 20, 12 and 6 'Multi Deprivation Areas' (UK govt's poverty measure) w Oxford and Didcot having historic drugs 'county lines' lawlessness.

*EDUCATION- Abingdon 5 SCHOOLS IN UK's 'SUNDAY TIMES TOP 50 SCHOOLS in national league tables' incl Oxfordshire's best girls school. Unparalleled educational excellence for size

****RENTAL FACTS -INSIDE KNOWLEDGE UK GOVT WEBSITE ****
WHY HISTORICALLY RENTS ARE 2nd HIGHEST IN COUNTRY AFTER CENTRAL LONDON
Govt collects ALL rent figures across UK for every postcode. by size:- from bedsits (HMOs) and number of bedrooms. Govt then divides country into 400 Broad Rental Market Areas 'BRMA'. Everyone can thus easily see average rent in their postcode by looking at BRMA graphs.

.OXFORD/ABINGDON BRMA (15 mile radius from roughly my house) HAS HIGHEST RENTS IN COUNTRY OUTSIDE LONDON Govt average rent collated 2 yrs ago was £650 for an 'unfurnished single room' (cheapest bedsit HMO), £1040 'one bedroom'. Rents have increased a further 10%, so average approx £720 and £1150.

(SpareRoom's website also confirms saying Oxford-Abingdon has 'HIGHEST RENTALS SOUGHT IN COUNTRY' outside London of £800pm Aug 2024. However SpareRoom says '70% pay more than they offered,' so on average pay approx £850-950pm)

Within this BRMA, covering 40% of central Oxfordshire, Abingdon Oxford rents are highest because of i) Science Vale science & technology research sites and world famous university, and ii) 'average' rents are weighted to BRMA's rural areas 65%. Thus the 'average' BRMA rent is in a rural area well outside Oxford or Abingdon. All adjacent BRMAS (Reading, Swindon, Henley, Bicester, High Wycombe, Aylesbury are cheaper)

(This BRMA has 175,000 households, 35% Oxford-Abingdon 65% rural areas furthest from Abingdon).


(UK Govt then uses LOWEST 10% AS A CUT OFF POINT to determine 'Housing Benefit' it pays each benefit claimant. Due to freeze since 2022 and rent inflation, now just 2% of market rents are affordable to benefits claimants. Thus few benefits claimants can find rents in Oxford Abingdon and have been forced to move to furthest edge of BRMA from Oxford Abingdon so most 15 miles from Abingdon Oxford on the BRMA perimeter.

Benefits claimants in Oxford-Abingdon BRMA receive £600pm Housing Benefit for 'SINGLE UNFURNISHED ROOM'; £900 for '1 UNFURNISHED BEDROOM' (again highest outside Inner London).

PLEASE APPRECIATE I'm offering one lucky person a double bedroom in a loved green fully equipped home w all facilities PLUS MUCH MORE LIVING SPACE and lot of FREEDOM. This isn't a small bedsit w between 6 to 15 working people or benefit claimants crammed in all together, receiving Housing Benefit on the rock bottom lowest 2%'s minimum 'unfurnished single room' bedsit rate.

FYI My current mortgage and other costs exceed by a wide margin both guests rent, so I'm 'losing money' and not profitable, so subsidising by a wide margin at the moment. I just hope of course mortgage interest rates drop significantly as this has been my home 15 yrs. I do appreciate I am better off than most Spareroom applicants, so am not bleating!
