Two rooms available on one tenancy

I have a double-sized room + a small room available next to each other. The small room doesn’t meet the council requirements for letting due to its size (despite it being built that way.. typical box room) so I am letting it along with the bigger room. It would suit someone who wants a separate working space. Available mid-August (to be confirmed). Is currently unfurnished but can be furnished.
