Dear prospective tenants :)

I am only giving up this great little place because I am moving overseas. This is to your benefit, because the flat is officially unfurnished, but I will be leaving behind the following furniture which you can see in the photos: the sofabed, table and tall cupboard - all were new from ikea 8 months ago. The sofabed is the FRIHETEN one, which is extremely comfortable as a bed. So you see you get a part-furnished flat for the price of an unfurnished. What could be better? By the way, the piano and my computer are unfortunately not included in the deal :)

The flat comprises a main room (bedroom/living room or whatever you want to call it) with a separate kitchen, a bathroom, and a small utility area between main room and bathroom.

The heating is economy 7. Personally I have hardly been using it. The flat is really very cosy and gets heated from below from the kind people living on the ground floor :D
At least I suppose that's what happens! Either way, it's nice and warm in winter with minimal heating.

There is a hot water tank for heating tap water. I haven't really switched it on that much as the shower is a good electric one and serves piping hot water (separately) - but the tank is there, can be set on a timer, and is fully operational.

Kitchen is equipped with fridge, cooker, washing machine - and I'll throw in a microwave and kettle - can't say fairer than that :)

There is a designated parking spot outside the house, and people are very fastidious about designated parking in this neighbourhood so the chance of someone ever parking in your space is practically zero.

The neighbourhood itself is quiet - not sure if it is the position or just because adjacent tenants are super well behaved but I can safely say I've never been disturbed.

You need to pay bills separately. The necessary evils are water, electricity and council tax. I pay £146/month for council tax (ouch!), around £12/month water and I believe the electricity works out at around £20-25/month. There is a land line that you can take over - obviously you would sort this out with the phone people and the usual companies/packages are available including broadband/wifi etc.

This place is great for a single person, or could house a couple (in fact a couple did live here before I moved in).

The estate agent 'Finders Keepers' take care of the letting. They are rather a hyperactive lot who will probably want to do some kind of check to make sure you are in employment, not wanted by interpol and don't have destructive tendencies. As I recall they asked for a reference from my employer and my former landlord.

I have no clue why the deposit is £726. 92 - but, yes, that's how much it is, and it's not a typo. The monthly rent is £525.
