Ensuite room in 2 bed flat for 2 September(Botley)

Hi, my names Josh. I'm a first year PhD student at Oxford and my flatmate is moving out on 2nd September. I need a new flatmate to sign for his room by 31st July. Rent is £788 bills not included and looking for other PhD students or professionals.

Me:

I'm from London originally and I'm here doing a PhD in Biophysics, which means I am unfortunately a tiny bit of a nerd and am of courser currently watching 'House of the Dragon'. Despite that I have pretty broad interests in film, photography, architecture, art and hip hop; and although I don't have much time to play any more, I enjoy video games and basketball. I am known to at times play tennis.

I have a pretty flexible schedule and often work from home. I'm pretty relaxed and am most often using home as my place to recharge, so most evenings I enjoy chilling, chatting and watch a series or movie with my flatmate. I enjoy cooking and often making new recipes and food which I am happy to share. I'm pretty neat and tidy so will always ensure communal spaces are clean.

The flat:

Its a modern build, two bed flat with open plan kitchen and balcony. The room is an ensuite with double bed and the whole flat has underfloor heating. We have a washer-dryer, dishwasher,, bike storage, parking, guest parking, and communal garden. The flat is about 10/15 min cycle to city centre or 15/25 with the bus- hopefully shorter once Botley road reopens in October.

The rent is currently 788 pcm and bills are around £70 each (obviously dependent on usage). As a student i get council tax exemption so if you are a professional you will be responsible for council tax but at a 75% discounted rate (it is council tax band C)

You:

Open to anyone, ideally other PhD students or a professional. If a PhD student or under 30k a year I think the letting agents will want a UK based guarantor. Again, if a professional you will be responsible for Council Tax.
