Hello,

We - two girls, one guy, professionals around 30 - have rented a property just at the edge of Southpark, and are now looking for a fourth housemate to join us from the beginning of February. The photos are some older ones the agency took, the kitchen will be new & the timber floor sanded and polished, but hopefully they'll give you a feel for the house.

About us and you

The three of us have been friends and/or housemates for a while, and are looking for someone that would fit in with us. We are professionals with 9-5 jobs, and it would probably be easiest if you have a similarly structured day. We also like it tidy and clutter-free, so cleaning up after you and not leaving e. g. dirty dishes around until the next day is a must.
Besides that, we're fairly easy going and we want this to be your home too. We do stuff like hanging/going out, cooking, watching films together if it suits us, but there's no prescribed schedule for when we all have to come together -- except for the occasional house party :o).
All things equal we'd like a guy for balance, but not really a requirement. However, we do already have two native Spanish speakers and one German in the house, and would prefer not to have more (at least not for long term lets).

The house, the area

The house is a four bedroom place, has one toilet downstairs, one bathroom with shower upstairs, a large open plan kitchen and living room with access to the terrace/garden and a view on Southpark. There's also a fifth guest bedroom.
The house has a drive for two cars, and we should be able to get two street permits -- that was at least the regulation for our previous house in the same zone. However, this is in the hands of the almighty Oxford city council, and since we will have three cars already we can't give guarantees here that there will always be a permit.

House has a washing machine, dishwasher, TV, broadband, the usual, and is 5 to 10 min from Cowley Road.

The formalities

Base rent is something between 570 and 600 £, and roughly another 100 £ for council tax and bills, but you'll only pay your fair share.
Long term tenants will have to join the let agreement and pay a deposit of 860 £, as well as a contract signing fee (includes your background check) of 140 £, all these are with the letting agency.
For short term lets, you'll have to pay a deposit of 500 £, but no contract fee.
