Furnished Double in 2 Bed Flat

I'm looking for a housemate to live with me in my 2 bed flat in Temple Cowley, from January 2025. Furnished double room, £650 pcm including all bills except electricity (~£70 on average)

You:
Either trans or trans friendly - i. e. comfortable using they/them pronouns, have trans friends etc. I'm looking for someone I get along with and have interests in common with. Trans, queer, ND, disabled, geeky all bonuses

Me:
I'm a mid 30s queer geeky neurodivergent enby working as a programmer. I like to read sci fi & fantasy, play video games, do crafting, explore the countryside, and have quiet evenings in with friends. I've got chronic fatigue and I work from home, so I'm around most of the time.

Flat:
The bedroom is small, but fits a standard double bed, small desk, wardrobe and tall chest of drawers. There's a good sized kitchen and living room
Level access, ground floor and intercom
Bus stop outside, off street parking space, two small communal gardens

Legal stuff:
I own the place, so no estate agents (But yes lodger contract and general legal protections for you). I'm looking for a somewhat more equitable situation than the standard lodger one, with equal rights to the communal areas and mutually agreed on house rules and it feeling like a shared house, though I do take up more than my fair share of the bookshelves
Pets welcome
Housing benefit welcome (shouldn't be necessary to state this and yet)
I can offer a reference from my last housemate

Misc:
I'm vulnerable to covid and other infections. I'd ask you to
A) inform me if you think you're unwell with something contagious or have been exposed to covid, so I can isolate from you
B) if I'm isolating, arrange 2-3 hours a day when you're not in the living room/kitchen so I'm not in my room all day
C) not to bring guests you know are infectious into the flat

I look after a dog one day a week in the flat. If you brought your own pet I'd consider cancelling this
