Bright, double room in friendly house

Double room to rent in 3 bedroom house in Lye Valley. Currently occupied by laidback landlady in mid-thirties.

THE ROOM is currently furnished with a double bed, bedside table, shelving, a wardrobe, desk, office chair and chest of drawers. I would be open to you changing this, if wanted.

THE HOUSE has a shared lounge, bathroom with bath and waterfall shower (and excellent shower pressure thanks to a water tank) downstairs toilet, study (which I use for work but happy to let others use) and a brand new kitchen with fridge freezer, washer/dryer, dishwasher, large oven, air fryer and induction hob. You are welcome to use all the kitchen gadgets. I am coeliac, but if you're able to wash up properly it's not an issue!

There is a lovely wildlife friendly garden with lots of birds and bees. It has a pond, bench, chairs and table on the patio area and a small veg patch. Plus a secure shed where you can keep a bike.

THE HOUSEMATE is a professional working in charity and would respect however much or little interaction you'd want. There are also two very friendly DOGS, who both love attention. I like to keep rent low in return for some dog care (mainly giving food/ company if I'm out in the evening, nothing excessive. If it becomes more I discount rent!). Either way, it's very important that you at least like or don't mind dogs!

Although I am a "live in landlord", I very much see it as a house share and want everyone to feel comfortable and at home. (If things break I snap into landlord mode though and get things sorted!) Being an ethical landlord is really important to me, so you'll definitely get a contract and private space.

There is a smaller, third bedroom which that acts as a spare room (and could be used for your own guest) but may on occasion be used as a short let. However, I would be happy to include you in decision making about when/if that happened and make sure you felt comfortable.

THE AREA is friendly and quiet, with allotments and golf course behind (so a lovely view from the bedroom). We're a short walk to Shotover and very close to the Lye Valley nature reserve. You can walk through the nature reserve to the Churchill hospital or to Cowley Marsh park.

PARKING permits are available to buy for the street and there are always spaces. We're near the ring road so good access if you need to drive a lot, and we're on bus routes 10, U5 and 15, so there's access to the centre. Quick journey to the major hospitals. Also walkable distance to the Oxford Tube stop to London.

UTILITIES, including council tax, are all included. We've now got fibre internet, and the TV is loaded with all usual streaming apps and you're welcome to use them. We also have a fortnightly cleaner who cleans communal areas. This is also included, as is toilet paper and general cleaning and washing up supplies.

LOOKING FOR someone 30+ ideally, who is tidy, conscientious and friendly. I'm relaxed about people having friends over, so long as you don't take over the house! There's a sofa bed in the lounge that I'm happy for you to use for an occasional guest as well as the spare room when free. I occasionally have friends over but not every week, never rowdy, and I'll give notice!

Deposit can be negotiable, and I do have flexibility on move in date.
