Affordable room for rent in a 4 bed house

A room is available in a four-person HMO (OX4, near Iffley Road Sports Centre) for £455pm excl. bills.
Room available from April 17th, term is until tenancy ends on 22nd August. Lease can be extended upon speaking to the landlord.
Other 3 residents are DPhil male students, so student preferred for council tax exemption however professionals can be considered provided they pay the council tax. We are a quiet and carefree household. There is one toilet, one shower and toilet and one shower so there won’t be queues to use the facilities. Its a quiet street and cycle parking is available. Landlord is prompt to respond and purchased a new gas stove/ oven just recently. Bills amount to about £100 but with summer coming, that will probably go down as well.
