Double Room Available - Iffley, Oxford

A long ad, but hopefully it gives you a good feel for both the house and the type of living environment.

My current housemate is moving in with her boyfriend, so I'm looking for somebody new to share this little corner of Iffley with.

The house would suit somebody looking for a calm, friendly and established home. It's a small and cosy house shared with me and Arthur the cat, and finding the right fit is more important to me than filling the room quickly.

The room is available initially for six months, with the possibility of extending if we're both happy. It would be a lodger agreement, something I have been doing for four years now and has all gone well sub-letting the room here.

Costs

Room: £750 per month

Bills are split equally and currently consist of:

• Water: £35.50
• Internet: £14
• TV Licence: £6.50
• Council Tax (Band C): £99
• Gas & Electricity: variable depending on season and usage

This usually works out at approximately £960–£1,020 per month in total.

Deposit: £550

The Room

• Double bedroom overlooking the front of the house
• Double bed with built-in storage
• Walk-in wardrobe with shelving
• Desk (can be removed if preferred)
• Plenty of storage space

You're very welcome to make the room your own with pictures, decorations and personal belongings.

The House

• Shared bathroom with bath and shower, plus your own storage cabinet for toiletries
• Shared living / dining room
• Garden (which is kept pretty wild and we have a resident hedgehog living under the shed)
• Dishwasher, washing machine, microwave, freezer and usual kitchen appliances - I typically buy the cleaning stuff and toilet paper too
• Your own fridge
• Your own double kitchen cupboard
• Shared cookware, plates, glasses and kitchen equipment
• Log burner
• Bike storage in the shed if needed

The house is fully furnished and the communal areas are already established. There isn't really space for additional furniture in shared areas and I do find changes to spaces quite difficult (probably some funny neurodivergent thing), so it would suit somebody who is happy moving into an existing home rather than starting from scratch. You'll have plenty of space in your room, your own fridge and kitchen cupboard, and hopefully all the benefits of a home that already feels lived in and comfortable. I am super happy to share and want someone to feel at home - some people can do that in an established space and some can't, so I like to be transparent from the get go.

About Me

I work in clinical trials at Oxford University and enjoy wildlife, gardening, yoga, walks, cafés, farm shops and generally being outdoors.

I like the house to feel relaxed, welcoming and comfortable. I'm friendly and sociable, but also appreciate downtime and personal space.

You'll be sharing with me and Arthur the cat. He's a great guy, loves attention, and is very proud of his tummy. He's got on well with previous housemates and I'm sure he'll enjoy having a new friend around.

A Few Things That Probably Matter

I think this house works best for someone who:

• Enjoys a fairly quiet home environment
• Likes (loves) animals
• Is considerate and communicates openly
• Is reasonably tidy in shared spaces
• Is looking for a home rather than a highly social house share
• Works primarily outside the home, although hybrid working is absolutely fine

It's not an immaculate show home. I can be a bit chaotic and not naturally super tidy, although I do try. Housemates don't seem to mind occasionally reminding me that I've left washing in the machine.

Working from home is absolutely fine occasionally or as part of a hybrid arrangement. However, I think the house works best when someone's work is primarily based elsewhere. One thing my current housemate and I have both appreciated is that when one of us has booked annual leave, the house still feels like a home rather than an office. It's nice being able to put music on, potter about, tackle jobs around the house or simply relax without worrying about interrupting somebody's work calls.

Guests are absolutely welcome. My current housemate's boyfriend visits from Scotland every couple of months and I occasionally have friends or somebody staying too. We simply keep each other informed and try to be considerate. A quick text saying "just so you know, X is popping over for dinner tonight" goes a long way. I think most people appreciate not unexpectedly walking down into a house full of strangers whilst wearing a towel.

Similarly, my current housemate and I usually let each other know if we're going away overnight or for a few days or if our usual routine changes. Not because anybody needs permission, more because it's useful to know when you'll have the house to yourself or when somebody may have visitors. If you're someone who values complete independence and would rather not communicate plans at all, we're probably not the best match.

• Around 30–40 minute walk into the city centre along the river
• Approximately 10 minute walk to the Isis Farmhouse pub
