Jericho double, quiet area, part-time cat

Our housemate is moving in with a colleague so we have a spare upstairs room again! Ask me about the good luck charm that comes with it.

Flexible start date, ideally around 5th August or at least paying rent/bills from then-ish but happy to discuss.

Good sized room in friendly and well-equipped house. Timeshare in the neighbours' cats. Bills have been around £100 a month including council tax, wifi, and cleaner for communal areas, but likely to be more over winter as electricity and gas prices keep rising.

Sharing with three others - two guys and one lady (though September to Christmas likely to be the other way round as I'm away and a friend will be subletting).

Non-smoking indoors. Friendly but will also give you your own space.

* Two bathrooms, one with bath and one with shower, so queuing is rare
* One fridge/freezer and a further fridge, also microwave, gas oven, and plentiful cupboards
* Licensed HMO. Sadly HMO consent is for 4 people so no couples, though obviously occasional overnight guests are fine
* New washer/dryer, vacuum, and steam cleaner etc provided. Smoke and carbon monoxide alarms wired in.
* No separate living room (4-seat dining table in kitchen), This is the main reason it's reasonably priced for the area.
* Garden shed in which you could store some low value items (it doesn't lock but isn't accessible from the street). Longer-term I have a lock-up with a bit of spare space just outside the city centre.
