Double room in modern 2-bed house share

Hello! I am looking for a roommate to occupy a recently-vacated 2nd bedroom in our modern and spacious rented house in Marston. I am based in Cambridge but work at the John Radcliffe, so I will be around most weeknights, and will be joined by my husband and baby daughter (born in February) for 3-4 nights per week. An ideal tenant would be a professional or postgraduate student who will be happy having a little baby around some of time!

The room is a lovely double, and is quiet and rear-facing, overlooking nearby woods and gardens. A double bed and small clothes storage is provided, but there is space for further furnishing including a desk and more storage if desired. The shared bathroom is also spacious and modern and includes a very large shower (though no bathtub). There is also ample attic space if required.

The downstairs is a beautifully roomy and well laid out open plan kitchen and living area, furnished by me. Tenants are welcome to bring their own furnishings and some kitchen items though the space is already fully equipped if needed. Appliances include separate fridge and freezer, dishwasher, gas cooker, and washer-dryer, and there is also a small downstairs toilet.

The rear garden has a nice patio space and lawn, as well as a small kitchen garden, and gets good sun throughout the year.

Location & Transport
- 5 minute walk to John Radcliffe campus
- 5 minute walk to plentiful local shops, 15-20 minute walk to Headington high street
- Bus stop right outside property, going direct to city centre and rail station
- 10-15 minute cycle into the city centre
- Bike storage in rear garden

Tenancy
- Available from early July but flexible on start date.
- Dependent on other factors the pcm is negotiable.
- Bills not included, approx. £40 pcm for gas/electric/broadband/water).
- You will be added to an existing tenancy which will end in March 2022.
- Rare opportunity to rent directly from landlord; no agencies, good relationship already in place between me and the landlord.

Roommate
- As mentioned you will need to be OK with having a baby around part of the time! She a good sleeper and usually very quiet.
- Postgraduate students welcome - previous occupant was a student. This room would also be perfect for any NHS workers at the JR.
- We are very social roommates and would enjoy eating and going out together.
- Smokers not considered.
