Description

Hello, my name is James and I support in managing this beautiful house. We have been renting rooms for quite a few years now and we have met some really fantastic people along the way and we’re currently wanting to fill one of those rooms again.

We live in a large three bedroom house, with a spare room for the occasional guest. The house offers beautiful views across listed fields and we regularly see plenty of deer, horses and wildlife in there. We routinely light the log burner in the evenings and warm up with a nice mug of tea, going out for a game of tennis, reading, playing board games or catching up on the latest tv show or video game. Lauren has also just started pottery in the shed which is also very exciting to watch and be a part of!

Your room will be a furnished, large bedroom on the first floor, with access to beautiful views across the deer-grazing fields and your own private bathroom. You will have the opportunity to get your own bedroom furniture if you wish, or keep the old furniture. You are also able to paint and change the room if you so wish. You will also have your own fridge, freezer, cupboard space and utility cupboard.

You will be living with a couple. Lauren and I are both teachers, so will be away during the day, back in the evenings, but present during the holiday breaks. We work long days and so appreciate coming back to a quiet, calm home. We enjoy the company of others, and would love to hang out in the evenings, but would also appreciate some time to ourselves too in the evenings, and those able to respect that. We manage this house together as a couple, and so are looking for a tenant to share our home, and also respect the space we have created, without changing the design of the shared areas.

The house is situated at the bottom of Ferry Road and if you walk by the river, you can be in town on foot in around 10-15 minutes alongside the beautiful Marston Cycle Path, or cycle in and be there in 5 minutes. There is also a local co-op in the other direction and an amazing pub at the end. We are also within walking distance of the JR hospital. You can also access University Parks within the space of a five minute walk.

It’s a lovely, quiet, family street with plenty of permit holding street parking. As it is a residential area, we try to keep noise down to a minimum and respect our neighbours as much as we can.

There are several beautiful walks around this area, with a few leading along to the river to some great pubs. It truly feels like the best of both worlds living here, with access to the city yet having countryside-like views and walks nearby.

A little about us. We are both a bit older now and we tend to treat our home as our castle. We like watching box sets, having a game of tennis, playing board games, cooking meals and reading with the log burner on. We are both very clean and tidy and we would appreciate if you also had that common sense mindset, especially when living with other people.

At the end of the night if we’ve been out, the party never comes back to our house and we are looking for a flatmate who respects that lifestyle and preferably enjoys the quieter and calmer side of life.

We also currently have a kitten, Turnip, who is the most loveable lap cat. We would also love a tenant who wouldn’t mind pitching in and playing/feeding her too if possible. Sadly, the new tenant cannot have any animals.

The house price is a fixed price paid on the first of every month for the rent in advance. However, with the cost of living increase, we are all expected to pay for gas and electricity (roughly an extra £30-100 each depending on what we use per month). So £900+gas/electric price.

There are no other charges for council tax, bills, water or Wi-Fi.

You can buy a permit to park on the road should you require one, as my car will be parked in the driveway.

If this house sounds like a place you’d be interested in living, then do drop me a line and a bit about yourself and I can arrange for you to see the room as soon as possible.

The bedroom photo has changed since, and the walls are now a lovely burgundy red! Will upload a new photo soon!

Move in date is the start of December, but this can be earlier if need be!

FYI This house would not be suitable for couples or for smokers.

Thanks for reading our ad,

James
