Double room with ensuite

Hi everyone,
I am looking for someone interested in taking over my lease from this month.
The flat is located near the bus station « First Turn », at the end of Summertown near the ring road leading to Kidlington. It's a new property for two tenants, completed in July of last year. As you can see in the photos, everything is brand new, including the furniture, such as the well-equipped kitchen with a dishwasher, washer, and dryer.
The flat consists of a living room with an open-plan kitchen and two bedrooms, each with its own bathroom. There's also a small garden.
The rent is £1,150.00 per month, excluding bills and council tax.
The lease is set to end on the 10th of September 2024, but if you wish to extend, it's possible to request a renewal.
The other tenant who will be staying is a 35-year-old Italian engineer.
