Female, student flatmate - central Oxford

I am looking for a replacement in a 2 person household, starting August 3, 2024 for 12 months. The apartment is at a 1 minute walk from the Oxford Bus Station and 10 mins walk from Oxford Train station.
1 room in a 2 bedroom apartment, with shared washroom, living room, dining area and balcony. Safe locality. Sainsbury and Tesco at 2 minutes walking distance.
Flat share with 32 year old female DPhil student, 2nd year. Ideally looking for a student female flatmate who likes to maintain cleanliness and hygiene.
Dates: August 3, 2024 (12 months)
Rent: GBP 725 per month + utilities (normally 80-100). Rent might increase next year, to be confirmed.
