Female, student Flatmate - central Oxford

I am looking for a replacement in a 2 person household, starting August 3, 2024 for 12 months. The apartment is at a 1 minute walk from the Oxford Bus Station and 10 mins walk from Oxford Train station.
1 room in a 2 bedroom apartment, with shared washroom, living room, dining area and balcony. Safe locality. Sainsbury and Tesco at 2 minutes walking distance.
Flat share with 32 year old female DPhil student, 2nd year. Ideally looking for a student female flatmate who likes to maintain cleanliness and hygiene.

The house was originally unfurnished, so someone who is willing to buy the present furniture in the room would be preferred (total £150).
Dates: August 3, 2024 (12 months)
Rent: GBP 725 per month + utilities (normally 80-100). Rent might increase next year, to be confirmed.
