A WARM WELCOME - 24 Kenilworth Avenue is a special house, owned and maintained by myself. I have a unique approach to letting, and believe in providing comfortable accommodation and a responsive service. It is important to me that residents feel well looked after and enjoy their time at the house. Rents include all bills, a weekly cleaner for the common areas and a gardener, so residents can just relax when they get home.

THE ROOM - Available 6 Oct 2025 £875pcm; light filled, looks onto the mature garden. The bed has a pocket sprung EU single mattress. A single futon can be provided for visitors.

There is a spacious floor-to-ceiling fitted wardrobes, 2 small chest of drawers, desk, chair, bookshelves. The family bathroom is 3 steps away.

This is the smallest bedroom and would suit someone who does not need a big personal space, but who can still beneifit from full access to the several large common spaces - gardens, washrooms, kitchen, lounge.

THE HOUSE - Please take a moment to review the little home video. The semi detached house is in a quiet residential non-through road with good bus links. You can walk to the cosmopolitan Cowley Road shops and restaurants in 6 minutes, and cycle to the city centre in 7 minutes. The house was our family home for many years until 2013, so was fitted with the best amenities that I could afford, including leather sofas, hardwood floors, porcelain tiles and solid furniture for a simple modern look:
1 - A spacious entrance hall with large porcelain tiles.
2 - A very spacious lounge with leather sofas and contemporary dining furniture
3 - A large kitchen with granite worktops, fitted breakfast table seating 6, copious storage, John Lewis larder fridge and matching freezer, range cooker, very large Franke double sink with waste disposal, Miele dishwasher, 9kg washing machine, 8kg condenser dryer, toaster and kettle.
4 - The front garden is planted with David Austin roses providing a blaze of colour and fragrance. There are two off-road parking spaces.
5 - The mature back garden is a lovely calm space. Plants are nurtured by my gardener.
6 - A massive family bathroom with two sinks, toilet, bath tub and pumped shower.
7 - The downstairs shower room has a pumped shower, large sink, cabinet and toilet.

OTHER HOUSEMATES - I take a lot of care to create a harmonious household of like-minded respectful residents. The result is a warm comfortable home that would suit postgraduates or working professionals who want a relaxing place to come home to. The other 5 residents are:

ADDITIONAL INFO -
1- The house has a high EPC rating.
2 - I have a good maintenance team who can deal with issues quickly
3 - I use the government backed Deposit Protection Service to safely store the deposit.
4 - I am a registered HMO landlord with Oxford City Council; and accredited by NRLA.

However after my first night staying here I knew this would become my home very quickly and easily. Nasreen and Francis made the move very easy for me and managed to fill the other rooms with like minded people who clicked very well. Many of these people have become close friends. The amenities and level of service provided was exceptional. The kitchen was very well equipped and a good space for interaction with other housemates and friends. If there was ever a need for something to be fixed, maintenance would appear almost immediately to resolve the issue, which I greatly appreciate as a tenant. Equally Nasreen was always available on the phone should we need to speak with her. I will very much miss living at this house, a place I called home.
