Looking for nice housemate

I'm looking for a friendly, female housemate to rent my spare room in central Thame.
There is a spacious shared bathroom, living/ dining room and well equipped kitchen. It's my first house and I've done my best to make it nice and cosy, so I'm looking for someone to treat it well but also make themselves at home.
I'm not really a night owl so would prefer someone fairly quiet especially in the evenings. Happy for someone to share living spaces or equally someone who prefers to keep themselves to themselves, as long as you are reasonably clean and tidy we'll get on!
I have a well behaved cat.
Single female only, ideally of a similar age.
Would consider a mon - fri let.
