Double bedroom to let (fitted wardrobe)

I am advertising a double room to let.

There will only be Myself here.
The room is available from 23/09/2023

This is for single occupancy only, as I'm not keen for additional guests staying over.

The room is £685 pcm (this includes all bills).

I have had to account for the increase in utility bills, hence £685 pcm.

Please note, if you're a contractor, you will still be required to pay the full rent, even if you decide to take leave from work (as I won't be able to fill it during that period).

There is also a good sized garden for summer months.
My preference is to keep the livingroom space for myself.

I do smoke, but only outside, so this won't effect any pending lodger. I am happy for a smoker to lodge here, as long as it is kept to the garden,
