Lovely room in 2 bed flat

I've just moved in and would like a flatmate - someone to share with in the true sense of the word. I don't want a 'lodger' who feels they have to hide away in their room but someone on an equal footing (aged 45 - 60) to have a laugh with and enjoy my new home. I need someone that has a great deal of respect for others and their property, someone who is completely trustworthy (after all, you'll be living in my home!), clean, tidy, quiet and respectful.

A bed will be provided - it is just not in situ as yet.

You will be welcome to share the living room, kitchen etc.. and will have use of broadband and Sky TV in the living room - other bills will be shared equally. A deposit equal to one months' rent in advance plus one months' rent in advance will be required BEFORE moving in. This deposit will be lodged with an official deposit scheme.

I'm afraid that I cannot accept anyone that is not in full-time employment and no shift-workers please - someone aged between 45 and 60 (and definitely no party animals/smokers accepted, sorry!). I will need references from your employer, bank and previous landlord. I will provide an official tenancy agreement that both you and I will be required to sign and agree to and also an itinerary of personal possessions.
