Access to the spacious front and back gardens and also shared access to a sunroom/conservatory. You would have shared access to the kitchen and dining room as well as a utility room with laundry facilities.

I would like to have someone who is understanding of it being a family home. I have one child who is well behaved and generally a happy soul. It is important that whoever lives here is mindful that first and foremost it is a stable, comforting family home. The benefit to you is that you'd have access to a big, beautiful house with lots of lovely scenery in the setting. A home-from-home level of comfort.

I am a friendly and sociable person. I enjoy music, playing the guitar, swimming, dancing, walking and good films.

Most of your bills would be included, such as the phoneline and Broadband internet as well as tv license. and council tax I would like some contributions towards heating and electrics, this can be mutually discussed/agreed upon and is dependant upon expected use and season (heating far lower in summer!)

I will ensure that I fully adhere to all room rental laws and regulations, as well as all fire and safety regulations. You will be given a contract and I would be seeking references ahead of any moving in.

West Linton is a beautiful, quaint historic conservation village. We have all local amenities including dining options and shops. It is a small village so you may like to travel to nearby towns and cities. There are buses into Edinburgh, Peebles, Biggar and Dumfries. West Linton is 15 minutes from Penicuik where there is a more regular bus service, including night buses. Travel options to the West coast/Glasgow include trains from Carluke and Lanark. There are lots of nice walks and outdoor pursuits to be explored in the nearby area.
