Cute Double Room in Perth

Since I will be moving out beginning of May I am looking for someone to take over my room in this spacious flat in Perth.
It located really close to the University and still in walking distance to the city centre.
The Rent is around 250 a month and the Internet, Electricity and Gas comes to 30-40 pounds a month.
The other Flatmate is a former student from Perth College and very lovely. There is a nice spacious living room and a nice Kitchen.
There is a few supermarkets around the corner and the next Bus stop is also 2 min away.
The room looks a bit bit different on the picture cause I just rearranged some furniture but it looks pretty much the same :)
This is a non-smoking household so non smokers only please. Also no pets allowed. Students and Females Preferred.
