The property is tucked in a conservation area close to the city centre. It has large Georgian windows and spacious rooms and a parking space. We are looking for a male about 25yrs old to share with 28yr old male graduate in a caring professional job. The 2nd floor accommodation provides you with a big bedroom with a double bed, study area and walk in wardrobe, a luxury bathroom with double ended bath, power shower and an amazing dining kitchen with loads of preparation space. The lounge has a very comfortable seating area for relaxing as well as an area for working, one person per double bedroom – to share this beautiful home /available for viewing. New blinds have just been fitted to give a full blackout to enable tenants to get sleep if they are working shifts. More bedroom pictures will be added soon.

General Information
The flat is one of 3 flats run by us (all part of a converted C listed stone building.) The flat next door is rented to health conscious, fit graduates working in professional jobs. Usually we find that our tenants mix well together. By providing accommodation for like minded people this makes life a lot easier for people new to the area. My present tenant is a quiet respectful and easy going young man who would like to share with a friendly and polite man about the same age as himself. The apartment has been decorated to provide a light calm space to relax when you are not working. No pets, students or D. H. S. S. – Smoking not allowed in the building. (We can provide you with cleaners if you are too busy to clean your apartment)

Further Details - This is a refurbished modern (102 Square Metre) apartment. It is fully furnished with 2 large bedrooms, a bright sunny lounge, a great kitchen and modern bathroom. The flat has large beams and has been furnished to provide you with a modern, relaxing home, using soft colours, and carpets throughout the general areas. The large south facing windows provide lots of light.
The kitchen/diner has space to seating 6 people and is ideal if you like to entertain. (Gas hob and electric oven) China, glasses, pots and pans etc. are provided. We provide will all the usual white goods including a dishwasher. The bathroom has been totally upgraded with beautiful granite tiled floors / double ended bath / glass shower screen and self closing toilet seat – even the storage drawers close gently. There is a small cloakroom in the hallway, and large storage cupboard. The 2 large double bedrooms provide room for a study area. The bedrooms are in the process of having black out blinds fitted to ensure that you can sleep during the day without the sunshine wakening you if are working shifts. The south facing lounge is flooded with light during the day.
STAIRWELL - The cleaning of the stairwell and entrance by our cleaners is included in the rent please keep the area outside your door clean and tidy. The stair lights go on automatically when dark.
CAR PARK SPACE - Each apartment has one car parking space. The tenant in 95D does not have a car so this space is available for the new tenant. The car park and underpass have automatic lighting when it is dark and CCTV.
The GREEN ROOM - next door have installed extra sound proofing so that the tenants are not disturbed.
AMENITIES - Very central - bus & train stations are within easy walking distance.(5 minutes) shops, restaurants, theatre, library, art galleries, swimming pool, fitness centre, parks.
E. P.C. - Energy Performance Certificate to be assessed in May this year. We have changed most of our lighting to LED’s. The new carpeting in the hall is good for insulation too. The flats are easy to heat. Lease agreement - a room to let in shared accommodation (6 months min.) I am a Registered Landlady (11607/340/23550) and have been renting properties for over 30 years.
