Double room - House share

Im a 1st time buyer looking to rent out a double room.
I’m a 27 yr old looking for someone of a similar age to move in, I’ve had someone in the room for the last year but they recently gave me notice that they’re going to move in with their boyfriend so the room is back open for rent,
I’m very easy going and chilled out.
The room is a good size, viewing recommended.
The house comes with all the amenities needed.. parking, tumble drier, dish washer, broadband, Netflix etc.

Room is furnished with very comfy double bed, wardrobe, chest of drawers,
I do have a large 42” tv in the room which I’m happy to leave in there.

I do have a cat but she no trouble and good company.
Would prefer a non smoker. No other pets and no drama.

I’m looking for £325 pcm incl bills
Can move in from 11/03/2019
