Female lodgers preferred as landlord is also female.

The light and cosy bedroom is newly decorated and contains a bed, desk and wardrobe and fitted carpet. The windows are double-glazed with curtains.
The room is adjacent to the bathroom (shared with the owner) which has a contemporary, white suite and electric shower over the bath.
The house has a modern, fitted kitchen with a microwave, gas hob, electric oven, fridge-freezer and washing machine. I provide basic kitchen equipment (pans, chopping board, plates, mugs etc) and dedicated kitchen storage space.
In addition, the property is equipped with both smoke alarm and carbon monoxide alarm and central heating. I don't offer access to the living/dining room but am happy for lodgers to eat in the bedroom.
Bicycle storage is available in the garage which is integrated into the ground floor of the house and there is on-street parking.
TRANSPORT LINKS
It is a 10-minute walk from the house to Oldfield Park train station.
There are stops for buses to the University of Bath approximately 15-20 minutes from the house. Bath Spa University is a 10-15 minute drive or around 30 minutes by bus including the walk to the bus stop. The Royal United Hospital is a 30 minute walk/10 minute drive away.
Bus routes into the city centre also serve the area, with a stop for the number 12 bus approximately 1 minute's walk away and a stop for the number 1 bus around an 8 minute walk away. For drivers, there is easy access to the Lower Bristol Road and routes to Bristol as well as to Rush Hill and routes to the South West.
The amenities on nearby Moorland Road include coffee bars, restaurants, a Sainsbury's Local and a Coop. There is also a corner shop a couple of minutes' walk away from the house, and within a 10 minute walk a Marks and Spencer's food store and a branch of Lidl.
