The flat is situated in the centre of bath amongst Georgian architecture and is a short distance from the University of Bath (10 min bus), Sainsburies (10 min walk), Waitrose and the central library (5 min walk), bus and train station (10 min walk), and the royal crescent (5 min walk).

I (20M) am looking for a housemate, preferably a student, who is tidy and doesn't like to party all the time. I am looking for someone who likes to socialise and perhaps cook with me on occasion but i also want alone time to study.

You are free to have friends round but, although i don't personally mind the noise, no noise must be able to be heard outside of the property past 10pm, and, you may not be intoxicated to the point that spillages and other damages are likely to occur.

The bathroom is shared, and as such, if our wake times are similar we will make specific times for when we can use the shower. towels should be kept in our rooms after drying on the towel radiator. A more suitable toiletries shelf/cupboard will replace the current situation before move-in, of which we will have a section each, and the sink will be kept clear. There are no windows in the bathroom and so the extractor fan is kept on constantly. At some point the bathtub may be replaced by a simple shower basin and panel.

Your room currently contains a single bed, a desk, desk chair, washing basket, bean bag, and non-blackout blind . any of these items may be removed. you may make additional decorations and deduct the money from the rent up to 500 pounds. Before moving in i will also source a clothes rail, wardrobe, or chest-of-draws. And, will provide new bedding. The window is made up of two panels, of which only the top one opens. In the photos this windows' exterior is not clean but will be cleaned regularly. on the weekends there may be noise from those leaving the pub across the road, which closes at 2am.

The kitchen looks out through a large wooden window frame onto a quaint street, making for an enjoyable cooking experience. The oven is electric. Shown in the photos is a freezer on the floor, prior to moving in i will get an all-in-one fridge-freezer and remove this. Shelf and drawer space will be shared equally. I do not have a dryer so we must use a drying rack and leave the kitchen window open, and in the colder months if our wash load is high we will need to use the local laundrette (5 mins walk) to dry our clothes.

There is space for a push bike in the basement.

You will not be expected to take part in a deep cleaning rota, but just to clean up after yourself and not leave anything in an unhygienic state.

I am working on getting some plants outside in the railings, you are free to help with gardening if that is your thing.

i have recently had the hallway carpeted with some high quality carpet and so it is a strict shoes off at the door policy.

Rent is £150pw, bills included.
All bills are included, aswell as cleaning products, toilet paper, basic food ingredients (oil, rice, pasta, herbs and spices, potatoes etc) and replacements to, say, broken bulbs or similar.
Rent would normally be paid at the start of each week but i am also happy to go with other arrangements.
£500 deposit must be paid before moving in. more information on the deposit and what it will cover will be discussed.

The normal minimum term is 6 months, which can be extended upon review at the end of the 6 months. I am also open to short term and mon-fri arrangements pending more discussion.
