Double room in close to center flat.

Hi,

This is a shared flat between two people: me and my current flatmate, who is leaving on the 23rd of October, so his double room will be available from the 24th.

Your room would be a double. The flat has a modern kitchen with amazing views, a refurbished bathroom, and a small room that can be used as a communal area or living room. My flatmate may leave her bed and some other furniture behind, so the room can be furnished or unfurnished depending on your preference (better talk with her).

The flat is a 5-minute walk from the city centre, just up the hill across the bridge behind the train station. Both the bus and train stations are also a 5-minute walk away, including the A4 bus stop for Bristol Airport, making the location very convenient.

The house is in excellent condition, and the landlord is lovely and attentive to any needs. The area is also nice and quiet. It's very close to the U1 and U2 bus stops for the university, or about a 25-minute walk.

Smoking is not allowed inside the house, but I’m fine if you smoke outside. Cats are welcome.

Other details:
- No private garden, but there is a communal one.
- No garage, but parking is available.
- Washing machine and dishwasher included.

As for bills, since we’ll be sharing the flat, here’s an estimate of the costs:
- Rent: £500 each (total £1,000)
- Council tax: £75 (out of £150 total)
- Water: £10 (approximate, depending on usage)
- Electricity and gas: £50 (approximate, depending on usage)
- Internet: £24 (currently looking for something cheaper)
Total: £679/month (approximate).

I work Monday to Friday, so we can arrange a viewing any day after 5 p. m. or on weekends.
