Oldfield Park - Housemate Leaving

My current housemate is finishing her PhD in September, and so is leaving the property and we're looking for someone to takeover her half of the tenancy.

The rent itself in total is £1450, so £725pcm per person. Bills (water, energy, internet) are currently ~£110pm and council tax is £164pm so, about an extra £140 for about £860 in total pm.

There would be two rooms that would be unused that you would be welcome to: her current bedroom; and the front room currently used as her office (The rooms don't strictly qualify as a 'double' rooms, however are only around a half-metre squared off and have had no issues with space as doubles).

Leaving housemate is returning to Italy so leaving furniture in the house so should be liveable as she leaves it, though you will be able to bring your own if wanted.

Lovely house, with large garden. Spacious kitchen w/ dishwasher, and happy to do a walk through video call if wanted.

Great location for transport/shops:
-30 second walk for number 1 bus to centre
-10 minute walk to U1 stop for University of Bath.
-5 minute walk to Oldfield Park train station.
-10-15 minute walk to both Lidl and Sainsburys.
-20-25 minute walk to centre
Limited on-street parking

I am a WFH software developer so will be home most of the day, so try to get out of the house in the evening so someone with some shared interests to join would be perfect - climbing/squash/football, pub quizzes, etc. I also try to host a game night at least once a week so it's likely there'll be visitors semi-regularly.
