Description

A room is becoming available in our house share on Solsbury Way, Bath. One of the current tenants is moving out, and we’re looking for a like-minded person to take their place.

The House:
The property is a three-bedroom house, with each bedroom situated on its own floor which allows for personal space and privacy. Shared areas include a kitchen, a bathroom, and a small garden, which is currently unused but offers some outdoor space. There is also a small additional room on the top floor, currently used for drying clothes or as extra storage.

The property is unfurnished but includes essential white goods such as a washing machine and fridge. It benefits from a stable internet connection, and we are currently exploring the option of upgrading to fibre. There is a private driveway at the front of the house which offers one parking space, currently unused.

Cleaning duties are shared among tenants, with an expectation that everyone tidies up after themselves. The area is fairly quiet, with only occasional sounds of passing cars and buses.

The Room:
The available room is located on the second floor at the front of the property and benefits from a great view over the surrounding area. It comfortably fits a double bed and includes a mirror, access to understair storage, and two small built-in shelves. The room is unfurnished, giving you the flexibility to make it your own.

Housemates:
You’ll be sharing the property with two existing tenants: Sam (30) and Alex (31), both professionals working standard 9 to 5 roles in Bath city centre, with occasional work-from-home days.

The atmosphere in the house is friendly and relaxed. Sam and Alex are friends who often chat in the kitchen, play games, and occasionally share meals.

We value a housemate who is considerate of others and helps keep shared spaces clean. While we're not a quiet household, we don’t host parties or play loud music. We aim to keep things respectful and comfortable for everyone.

Who We’re Looking For:
We’re ideally looking for a working professional aged between 25 and 35. Someone who’s friendly and up for the occasional chat, but also respectful of shared space and routines.

A tidy and considerate approach to communal areas is important to us. The property is strictly non-smoking and unfortunately, pets aren’t allowed. While we’re easy-going, we’d prefer someone who isn’t regularly coming in very late at night.

Rent & Bills:
The monthly rent is expected to increase to £1,620 for the property, which works out at £540 per person. Rent is paid directly to the letting agent and is due on the 8th of each month.

Bills are managed within the household and currently come to £149 per person each month, paid to Sam on the 1st. This covers:
* Gas and electricity: approx. £165 (subject to usage)
* Water: £70
* Internet: £44.50 (we are currently reviewing this)
* Council tax (Band C): £164

The required deposit is £576.66, which will need to be paid as part of the tenancy swap process. You will also need to complete an online application form and provide proof of identification and current address, so that the landlord can carry out referencing and a credit check.

The expected move-in date is 8th August 2025. However, depending on referencing timeframes, this may be pushed to early September. We are happy to discuss options based on interest.

The minimum stay is 6 months, with the tenancy continuing on a rolling basis after that.

Location & Transport:
The house is located on Solsbury Way in Bath, with a bus stop directly outside serving the 6 and 6A routes into the city centre. Bath city centre is also around a 30-minute walk downhill.

There is a local convenience shop just five minutes down the hill, and the property is not far from a Morrisons supermarket for larger shops.
