• Environment: Located between Green Park and the River Avon. It’s a very safe, quiet, and friendly neighborhood with local residents.

• Bills: High-speed Wi-Fi included. Energy bills are extra but very affordable, only electric heating is expensive.

Original Rent & Discounted Offer
* Original rent (per contract): £216 per week / £936 per month
* I paid the entire year's rent upfront when I signed the contract.
* To make the takeover more appealing, I’m offering the room at a discounted rate of £809 per month.
Payment Options (Two Options)
Option 1 – Recommended: One-Off Payment (No background check required)
* You pay £936 × 7 months = £6,552 directly to the landlord (as per the existing contract terms).
* I will personally refund you £888 in cash or bank transfer to account for the discount.
* This is the simplest option — since it’s a takeover of my original upfront-paid contract, no background or financial check is required by the landlord.
* A new contract will be signed, replacing my name with yours.
Option 2 – Monthly Payments (Subject to landlord approval)
* You pay £936 per month directly to the landlord.
* After the landlord refunds me the unused portion of my upfront payment, I will transfer £888 back to you.
* However, because this involves a refund from the landlord, they will need to perform a background/financial check on you before agreeing to switch the contract to monthly payments.
The landlord will typically check:
* Do you have a UK-based guarantor?
* Is your annual income over £28,080 (i. e. 30 × £936)?
* Is your visa valid for the full tenancy period?
