Large Double Room Lovely Victorian Terrace Home

I am a mother who lives with my 8 year old son. The room is avaialble now and is a large double it is at the front of the house so is nice and private.
I'm looking for a kind, clean, friendly, honest lodger who likes there own space as well as mixing with me and my son at times, someone who gets along with children is a must.
I live very close to the shops and transport links and ten mins from the Sea front.
My house is homely, warm, clean, tidy, with all the mod cons, with A lovely sunny garden.
The room is large and can have a sofa and bed it can be part furnished and less or more furniture can be arranged as required. There is a bay window letting in lots of light. I have my own TV Lounge that I use with my Son and I like to keep private.
Easy on street parking.

I would be interested in both full or part time Monday- Friday lets( at a reduced rent)
