Share Terrace cottage quiet cul-de-sac (10-15min walk Hospital/Central Bath) just off Bristol Rd: 2min walk LIDL, river-path, buses (Bath/Bristol, Universities), Pure Gym, two pubs; 3 mins walk over the river footbridge to Chelsea Road pubs, shops, cafes, post office and charity shops; 5 mins walk to Oldfield Park Station (Bristol-Bath trains), less than 10 mins walk to Oldfield Park's own community and high street Moorland Road with eateries, pubs, take-aways, supermarkets, post office, charity shops, hardware shops, and a mini-library.

#NB. Although the advert says 'Live Out Landlord', I occasionally collect my official post only (I have a front-door key but would notify you first). (I live with and support my parents who live the other side of Bath - see *below.)

The lounge/dining room and single-storey extension kitchen (added 20 years ago with purpose-built skylight) are walk-through and bright, leading to the main (ground-floor) bathroom (bath with shower, both thermostatic, and toilet/sink) and the rear enclosed courtyard garden (built-in BBQ, 6ft-trampoline with safety net, and clothes line). This feels like part of the tree-filled neighbourhood especially in barbeque season. At the same time it is private with high side-fences. The terrace of houses opposite us (at the rear), is set back, with their own gardens between us and them. Neighbours tend to be professionals, some families.

On the first floor to the front, is the DOUBLE BEDROOM BEING ADVERTISED HERE for £975pcm inc Bills - with a view up toward Bath Farm meadows (hillside). [The single bedroom (already let out, NOT available) with ensuite thermostatic shower (not toilet or sink) is facing the back gardens.]

--You would have a separate tenancy agreement for your Room and sharing the rest of the house. Your deposit would be £975, same as for the other tenant.

You would be in a UNIQUE position being convenient to facilities (as above) while at the same time in a quiet and charming terraced cottage, along a hedge-lined, no-through-way path, NOT a street! It is QUIET because the small, no-through-way car-park adjoining the terrace/path is access-only for its residents.

There is an allocated parking space (see **below) worth £65pcm but included in the bills, immediately outside the front door (you can see a car parked through the front window in one of the lounge photos); NB: parking on-street in Bath is difficult. BathSpa University recent, purpose-built accommodation (separate, attractive and quiet) is further away, over the solid boundary fence on the far side of the car park.

There is fast broadband and a 32inch smart TV. Some bedding and towels and kitchenware are provided (not a dishwasher or tumbledryer) as well as clothes-drying racks inside, along with GCH and double-glazing. The boiler is combi with direct hot water to taps.

*I will be available to help when reasonably required (I have a disabled daughter), as I live with my parents in Bath BA1 (Royal Victoria Park) to support them as their needs have recently increased.
I previously let out this whole house (the one in this advert) until we moved to Bath to live in it three years ago (to be near my parents - though now I live with them). Therefore I have some experience of being a landlord, addressing issues as needed.

**Parking:
Our cul de sac terrace/path runs along the small no-through-way private car park. This gives terrace residents pedestrian and vehicle access, even if not renting a parking space. I do rent a space and pay £65pcm by private contract with the car-park owner. This would be included in the rental price as advertised, ie included in the bills.
[Note Residents Permit Zone (RPZ) does not guarantee a parking space on-street for residents and the nearest street is around the corner, so the private spot we have is a must-have for anyone with a car in Bath.]
