ROOM 4 (extra large double with ensuite and access to storage/laundry room next to it) AVAILABLE ON 1st DECEMBER 2024.
Monday to Friday available.

This is my home and it’s beautiful. My children are living their own lives in other cities. I open my house to lodgers who want and appreciate a lovely place to rest at the end of a busy/tiring day. I operate a lot with RUH staff but do not limit myself to them. I take lodgers I vibe with. We are a small community of different nationalities. We enjoy chatting together and sharing a meal or a drink - especially in front of the log burner - but also respect privacy and the desire to be left alone (we all have not-so-good days!).

I have 3 large double bedrooms on the first floor for 1 occupant each, and 1 extra-large double bedroom with ensuite shower-room on the second floor (large loft conversion with big dormer window) for single or double (short term only) occupancy .
Short term considered for all rooms; one week minimum. All rooms have lots of storage space.

My house is a large and beautiful semi-detached family home recently extended and refurbished with a nice medium size garden offering a summer house (with hammock, sofa, tables, chairs, Internet connection, plugs and lights) and a large patio with tables and chairs. There is free easy parking in the street and a drive for 2 cars. Actual and previous lodgers all declare it a luxury accommodation. It is always clean and tidy.

You are less than 10mn walk from the RUH, 30mn walk from the city centre, 2mn walk from Weston High street shops and 5mn walk from the Cotswold Way and hills, with different bus lines close by.
My street is a very quiet cul-de-sac with easy access to the motorway.

Room 1 (12m2, TAKEN): Large bright room with huge window south-west facing and view on the RUH and Kelston Hill. Very large wardrobe/cupboard with hanging space and shelves. Very good quality double bed with drawers, small desk with chair, bedside tables, mirror and thermal black-out curtains. Brand new laminate floor easy to clean.

Room 2 (12 m2, TAKEN): Large bright room at the back of the house (north-east). Big double glazed window with nice view on Lansdown Hill with black-out blind. Very large mirror fitted cupboards floor to ceiling with hanging space and shelves. Very good quality ottoman storage double bed with overhead lights, small shelves, desk and chair. Brand new laminate floor easy to clean.

Room 3 (11.5 m2. TAKEN): Large bright room at the back of the house (north-east). Big double glazed window with nice view on Lansdown Hill with black-out roller blind and thermal curtain. Very large mirror sliding doors cupboard with hanging space and shelves. Very good quality double bed with drawers, large bedside chest, laundry basket, desk and chair and clothes airer. Brand new laminate floor easy to clean.

The 3 rooms are for single occupancy only and are next to the bathroom and lodgers have access to the ground floor shower-room.

Please note that short term lodging for these rooms depends on availability and is more expensive.

Room 4 (AVAILABLE 1st DECEMBER 2024) single or double (short term only, max 3 months) occupancy: an extra-large bright double bedroom with ensuite shower room in a new loft conversion with access to storage/laundry room next to it. Big double glazed window (north-east) with nice view on Lansdown Hill. Two large Velux windows (south-west) with amazing views on Bath and the hills around. Black-out curtains and blinds. Very good quality double bed, triple wardrobe with hanging space and shelves and drawers. Desk and chair, comfy armchair with coffee table. Ensuite shower-room with window. PLEASE NOTE: price will vary according to time of the year and how long you stay. £1095pcm is the minimum price for single occupancy, double occupancy minimum price is £1350pcm. Deposit will vary according to length of stay and the one advertised is the minimum.

Lodgers have their own kitchen/dinner well equipped (with many cupboards, 2 fridges, freezer, microwave, toaster and kettle).
Please note: No deep fry allowed.
Shared washing machine and tumble drier with also drying area and cloth airers.
Bicycle and suitcase storage provided.

COUNCIL TAX AND ALL BILLS INCLUDED (Gas, electricity, water, unlimited superfast broadband BT+EE and insurance).
Gas central heating. Double glazing. Free parking on the street. Environmentally friendly household. Shared cleaning of common areas (with a cleaner option).

HMO licensed with high level of safety and hygiene. Lodging Agreement and House Rules and video on demand but come and meet us first in person or on WhatsApp/Zoom/Skype.
