Room to let in friendly family household

I have for rent a lovely double room in my home. I am looking for a female to share my house with myself and my son.
We are very close to both train and buses for those with no transport. Space is available to those who do have a car.
I have a cat who is very much part of my family so unfortuntely cannot take anyone with a cat or a dog! There is internet available as well!
I would like references please from a previous landlord/ work and one months bond as well! Bills included in the months rent.
