I unfortunately have to move out of this lovely ground floor flat in Roath as I am transferring to another University after Christmas so I need someone to take over my tenancy which is until 31st July 2019. I am moving out on Sunday 16th December, so after this date viewings will need to be arranged with the lettings agency (2let2 in Cathays) - but do feel free to contact me first!

The flat is ideal for a Postgraduate/mature/erasmus student or couple and is well situated close to Albany Road shops and its also just a short walk to the shops on City Road. Approx. 15 min walk to most of the main University buildings, ~20-25 mins walk to the City Centre, ~15-20 mins walk to City Link Retail Park. I find the flat to be a peaceful space, and the neighbours are quiet and respectful.

The flat comes furnished and has a spacious front-facing open kitchen/living area. There is plenty of cupboard space and the kitchen comes equipped with a decent sized fridge-freezer, electric hob and oven and a washer/dryer. The microwave is mine but I am happy to leave it to the new tenant(s) if it is wanted, as I don't think I will be needing it in my next home. In the living area there is a leather three-seater sofa and arm chair, which are both in great condition and are very comfortable, and a round dining table that seats four.

The bathroom is a good size with electric shower, mirrored cabinet and a towel-heater style radiator. The floor is tiled (as is the floor in the kitchen/living area), so is very easy to keep clean.

The bedroom has wooden flooring and is furnished with a nice comfy double bed and large wardrobe with full mirrored doors. Access to a small yard (with clothes line) is through the bedroom, and the doors provide a lot of natural light. There is also a large storage area above the bathroom.

Bills aren't included in the rent - the flat has electricity only and I have found the bills to be quite cheap (I can't guarantee this would be the same for you as I just pay for what I use and I am extremely conscious of how much power I use!) There is a water meter fitted so you only pay for the water you use as well.
