Room in a friendly shared house in Pontcanna

Shwmae pawb, hello everyone, we are looking for someone for our friendly professional houseshare in Pontcanna/Canton, Cardiff.

US:
We are two friends, one male (university lecturer) and one female (renewable energy). Our hobbies include films, cycling, walking, spoon carving, drawing, cooking, volunteering.

We sometimes have evening commitments but enjoy spending time in the house together, sitting around the kitchen table, watching something on the projector in the lounge, and we pop out to the pub or a gig sometimes too.

THE HOUSE:
Three bedrooms, upstairs bathroom with toilet and bath with shower and screen, lounge with sofa and armchairs, second lounge where we store bikes (subject to change), large kitchen with dining table, fridge freezer, gas hob, small utility room with gas boiler, washing machine and sink, garden with terrace and lawn.

The room on offer is the middle sized room, it's furnished but there might be room for more if you have some of your own you want to bring.

LOCATION:
2 minutes walk from Llandaff Fields, adjoining Pontcanna Fields and Bute park. You can cycle through the park into town in 10 minutes.
5 minutes walk to Canton high street and Chapter Arts Centre.
Plenty of buses, 10-15 minutes to the city centre.
There is free on-street parking.

OTHER SHARED HOUSE STUFF:
We don't eat meat and we generally go by the rule, if you are cooking you make enough for everyone, so we end up cooking for each other most nights and we'd prefer someone who would also like to do this. We food shop separately but are generally good at sharing ingredients/treats etc!

We sometimes have guests over to stay for the weekend, you'd be allowed to do this too of course, and sometimes we have a couple of people over for dinner and a beer or two on a weeknight or a weekend (though it's not a big party house).

Strictly no smoking in the house, even with a window open, but you can smoke in the garden. Sadly no pets.

We are both learning Welsh (intermediate and advanced level respectively) so would love someone who is a speaker/learner. LGBTIA+ folks welcome.

Bills are not included. Over the last year they have worked out at approximately £100 per month each, which includes, council tax, gas, electricity, internet, metered water, TV license and home contents insurance.

Rent for the room is 330 plus deposit of one months rent and a charge to change the contract which will be around 300.
