Update from the landlord (and tenants)

There is one room available - pictures available after phone interview.
NOTE
12 month contract - no shorter term available starts 15th September but you may be able to move early.
Rent is payable monthly, gas and electric bills are paid by the tenants in equal shares.
No deposit is required, but rent is payable two months in advance.
Rent share is £350 -£420 per person per month.
You will be required to pay a substantial advance towards fixed household costs (council tax, water rates, internet)

A person working 9-5 in a graduate level job would be our preferred candidate.

Reason: all of the other housemates are in a similar working position and would like someone in a similar position to join the household who have 9-5 graduate level professional type jobs, we're not looking for people who work evenings or nights or in bars or shops because we’re all working 9-5 and up early in the mornings!
It is also helpful with setting the central heating timer if we're all working the same sort of hours.
We don't want people who are remote working due to the rising energy costs and all housemates are out in their workplace all day and need to keep to their utilities budget.

Note: the preferences of the housemates who are signatory to the joint tenancy are paramount here. This is their home and it is their right to choose who they want to share their home with. It is their reasoned choices that you see reflected in this advert.

Note: Applications from full time students are not really workable due to the cost of council tax.

Note: Applicants who are subject to a visa must have a visa that does not expire within the next 12 months.

Note: First payment is about £1300 this is for 2 month's rent in advance.
Also an advance, in full payment for the fixed cost utilities for the year.
It is not a deposit and is not refundable.
This covers council tax, water rates and internet for the whole 12 months.

This means you only need to worry about finding rent and money for gas and electric for the 12 months. Its our way of ensuring a 12 month commitment and helping simplify people's budgeting needs.

NOTE: there is no deposit required and no guarantor.

Its a beautiful big house and most of the bedrooms are very big.
There is some outside space and lots of communal space, including a large kitchen/diner/lounge and separate library/office space suitable for homeworking.
There are 2 bathrooms and a 3rd separate toilet.
There are 8 bedrooms over 3 floors.
There may be a limited number of off road parking places available.

The photos are of the kitchen, video/face to face viewings of the available bedrooms can take place after a phone interview.

We're looking for graduates/ people who have just finished their education and have a job ready to start in Cardiff - it’s going to be a great new beginning for all of us!

As landlords we have very high expectations of our tenants in regard to sociability, cleanliness and team playing. If you're a shrinking violet who doesn't want to get their hands dirty or take equal responsibility for household affairs then you need not apply! Sorry to be blunt!

You will be required to demonstrate proof of income or evidence of a job offer/acceptance. I might ask for a reference from your employer also may ask for a character reference from a person of standing who has know you for 12 months.

EPC in 2014 was rated as D and since then we have undertaken much additional work to improve this rating, including substantial insulation works. Some of this is ongoing.
