Are you a working professional who is fed up of large house shares? Do you want a cosy home with lots of space to live in?

I'm Kat, a 30 year old communications officer living in a three bedroom terraced house in Whitchurch. I'm looking for someone to share the house with, and have successfully found lovely housemates through Spareroom before.

Whitchurch offers the best of both worlds in my opinion - it's on the edge of the city, so offers easy access out to the M4 for commuting professionals / outdoors enthusiasts who want to get out to the Brecon Beacons, Gower etc, and the whole area has a large village community feel, with plenty of lovely coffee shops / cafes / bistros / pubs / bars / pharmacies and other amenities on the doorstep. But the house is also just across the road from Whitchurch train station and has a direct train through to Cardiff Queen Street (15 minutes) and Cardiff Central (20 minutes). The house is only a 9 minute drive from the Heath Hospital, so would be ideal for anyone working there.

The house has a large downstairs with the added bonus of a separate utility room and shower room. There's plenty of storage for any outdoors / sporting equipment or a bike.

Upstairs the house has three bedrooms. The third, smallest room is currently a guest room but I'd be happy for my housemate to add a desk in there and use it as their home office if they work from home a lot. It has a nice view over the garden (which might be more inspiring in spring / summer than it is now!)

The available bedroom is a good sized double. It will be furnished when my new housemate moves in (I’m just waiting for the last pieces to arrive). There is a wardrobe, tall chest of drawers, bedside tables, and a double bed.

The house has an attic with a drop down ladder and lighting - great if you have lots of stuff you need to store out of the way.

There is a mixture of on and off street parking. It is always easy to find a space, and no permit is required.

Rent is £650 pcm. Bills are approx. £150 pcm (council tax is band e). They’ll be higher if lots of energy / gas / water is being used but I’m happy to work out what we’re both comfortable with together.

Due to the landlords requirements the property isn't suitable for couples or students (although PHD students who are working might be okay). No pets and no smokers, sorry!

I'm easy going, approachable and friendly. I became good friends with my previous housemate and it would be nice to find someone who also wants to be sociable. I have a good group of friends who I go out to see, and they'd occasionally come over for a board game night / film night, which my housemate would be very welcome to join. I'm past my party days and prefer to go to the pub or a nice wine bar if I'm going "out" (and even then I'm generally home and in bed by 11pm!) I've lived in Cardiff for four years so if you're new to the city I'd be happy to show you around and help you feel settled. I do a mixture of working from home and in the office.
