Description
I am looking for a friendly, respectful and tidy flatmate to join me in a 2 bedroom flat on the edge of Penylan / Roath from the 29th November 2025. It would initially be for a 12 month tenancy.
The flat comprises of 2 bedrooms and 2 bathrooms (so you would have your own), a homely shared living room and a well-equipped kitchen. The bedroom has excellent storage with large built-in cupboards and a full-length clothing rail, as well as an ensuite bathroom. There are two car parking spaces in a private off-road car park (one of which, I use) and a shared green space at the front of the apartment. The apartment block is small, and all the neighbours are friendly and quiet - I have a good relationship with most of them.
The location is exceptional. You would be a 10-15 minute walk from Roath rec and the busy Wellfield Road, and it is very easy to catch a bus into Cardiff city centre for work or socialising. The flat is close to a Lidl and a large Sainsbury’s for shopping, and they have recently built a new Co Op next door - it couldn’t be more convenient for your food shopping. The gym I use is also down the road, with a David Lloyd nearby. It’s nice and quiet, outside of Cathays ‘student living’, and it’s a small block of flats with respectful (mostly elderly) neighbours.
I’ve been living in the flat for three years so the living room already has a TV, coffee table, lamps and other furnishings. The kitchen is also well-equipped - I am an avid cook, so I have a lot of kitchenware, utensils, electronics (e. g. coffee machine, air fryer). Both of my previous flatmates have worked on a sharing basis where we use, and look after, each other’s belongings.
My current flatmate and I have a good system in place for living together. We share chores like taking the bins out, hoovering etc so that nobody feels bitter, and we work together to keep the place relatively clean and tidy (but it’s definitely not spotless). We split the cost of shared household items like bin bags, washing up liquid, and kitchen roll to avoid having ‘my kitchen roll and your kitchen roll’. I’d like to keep this system going with my new flatmate.
A bit about me. I studied at Cardiff University until 2020, and moved back to Wales after Covid. I used to work in politics in South Wales, but I’m now working remotely from home in public affairs / political campaigning for the live music industry.
I am usually busy most weekends, and I sometimes DJ in clubs around Cardiff, although at home I am respectful and, unlike most, I don’t play music antisocially or have lots of people round (my current housemate can vouch for me on this - I’m also happy to have a chat with you more on this). However, if you’re after a few drinks and some good tunes on a weekend, it’s very easy to arrange!
I love cooking, and I spend quite a lot of time cooking when I get the chance. If you’re into food, we will definitely get along, and I’ve got a good list of restaurant recommendations. Although I cook all my meals solo, I do enjoy cooking together on a Sunday if you’re interested. I also go to the gym 3-4 days a week too, so if you already do or want to get started, I would make a good gym buddy!
Although it would be great to have some shared interests, my main criteria is simply someone who will be respectful to live with, grown up about sharing a flat together (e. g. not being tit for tat over taking bins out, accepting responsibility for chores, wanting to work together rather than being confrontational). Everything else is a plus! I’ve had both good and bad houseshare experiences, and I think problems come when people don’t act like adults. With work and life busy and stressful, it’s important to have a good environment where we live.
A few additional things about me/the flat:
If you have a girlfriend/boyfriend, this is great, but they can’t live with you in the flat. It is not a shared tenancy occupation agreement and the landlord, nor letting agent, will accept it. However, I have a girlfriend who usually comes over once a week, and sometimes she will spend the weekend with me (when I’m not away) - so you can do similar.
I work entirely remotely, using the dining table as my ‘office’ between 9:30 and 6pm - so my ideal flatmate needs to work from the office at least three days a week to give me space to work here. Based on previous experience, it’s much better when you aren’t in each others space all day during the week - especially during meetings. Occasionally, I travel abroad for work for a few days.
I understand this might seem like a lot of requests and requirements, but at 26, I’ve had my share of bad (and good) flatmates. I love where I live, and I want someone to move in who feels the same. With the rent very affordable, I’m really trying to find the right person, who is reliable with payments and fits in with the current setup.
If this sounds like somewhere you’d like to live, please message me via SpareRoom and we can meet for a coffee or a beer to see how we get along.
Technical details:
Your rent: £520 a month (you have the bigger room)
Council Tax Band: E (works out as roughly £100 a month each)
Remaining bills: around £80-100 a month
All of the bills are already setup and in my name including gas/electric and WiFi, so moving in will be a very easy process.
