1x Single and 1x double bedroom available in a lovely 3-bed home in Roath.

DOUBLE ROOM - first floor room with double bed, 2 bedside drawers, dresser/desk with chair, bedside lamp, tall mirror and double wardrobe. £650/month inc bills.

SINGLE ROOM - first floor room with single bed, desk with chair, bedside lamp, wall mirror and double wardrobe (the wardrobe is on the landing). Please note that the room has the boiler in a cupboard, which will need to be accessed should the boiler need resetting. The boiler has been recently serviced and there is a carbon monoxide detector. £495/month inc bills.

BILLS - includes your share of the council tax, water, gas, electricity, TV licence, broadband and the cleaner (the communal areas are cleaned fortnightly).

You will have access to the lounge, kitchen, bathroom, downstairs WC and back garden, which are all shared with myself.

There is limited on-road parking, but if you are unfamiliar with Roath then the house is only a 20-min walk from the city centre and on a frequent bus route, and it is just a 5-min walk to the local shops, cafes, restaurants (on both Wellfield Rd and Albany Rd) and Roath Recreational Park.

ABOUT ME - I'm a friendly, easy-going 44-yr-old F professional who mostly works from home. I own and live in the house, though I spend the majority of the week at my partner's so the house will be yours most of the time. I enjoy cooking, music, films, a good boxset, wine and nature. I'm up for good chats, but I'm also happy to leave you to yourself and give you space :-) Please note that this isn't a party house! I'm a clean and tidy person and looking for people who will treat the house in the same way as well as being calm and considerate.

This a non-smoking home and garden. Respectfully, these rooms are not for couples or those who want partners staying over, though I don't mind if friends visit.
